Second Mortgage Buyers

Buying a second mortgage for homes has emerged as a feasible option for people who are unable to make the requisite down payment for the property. First of all it is important to understand how a second mortgage works. Suppose you wish to buy property and don’t have the required 20% of the sale price as the amount to make the down payment. One option for you is to opt for private mortgage insurance for the required amount. In this, you will again need to make a small down payment and then make monthly installments for the rest of the value.

Another option is to take loan in two installments. Let us, for example, assume that you are in a position to make 10% down payment. That means you will require 90% of finance. In this case, you will get 80% loan as the first mortgage and the remaining 10% will be financed as the second mortgage.

This is also called piggyback financing. But you must keep in the mind that interest rates for second mortgage is higher than that of the first mortgage. This is because the risk factors are greater with the second mortgage loan as compared to the first mortgage loan. If there is a financial crisis, the primary loan or the first mortgage loan will be paid first. The second mortgage or the subordinate loan will be paid later.

To sum it up, second mortgage loans are loans with a fixed rate of interest. As in the case of the first mortgage loan, the second mortgage loan will depend upon your credit history and also the current rate of interest prevalent in the market. Generally the rate of interest is higher but the fees involved are lower.

Caring for Your Pet

The word caring is very much a relative term. There is a major difference between simply caring for your pet and really caring for your pet.

For example, making certain your pet has adequate food, clean water and yearly visits to the vet can classify to some as caring even though you are really doing just enough to get by. But what is it to really care for your pet? What is it to go that extra mile?

Is it throwing your ten year old Black Lab a birthday party?
Is it carrying a photo of your Sphinx in your wallet to show all your friends? Is it knitting your Poodle mix a sweater with your own 2 hands? Is it paying close attention to your Siamese cat’s behavior and eating habits to make everything is o.k.? Or all of the above?

There is not really a textbook method for caring for your pet because caring is really an art, and your relationship with each pet should be as unique as the human thumbprint. Some of it will come naturally to you and some of it you will learn as you go along. It is just as important to find new and exciting ways to sustain the human-pet bond as it is to read up on the new research studies about the pet world.

The Art of an Agile Eye

Being a caring and health-conscious owner is not simply about taking your pet to the Vet to make certain nothing is wrong; you must also do your part in the home. If you are attentive to your pet’s rhythms and habits, you are very likely to catch things that a Vet would not.
Once you detect that something is out of the ordinary you may report it for further examination. This may save your pet’s life. When cats age, they change their behavior only gradually. It is the same for many dogs. One day you may suddenly discover that:

It now takes your cat three minutes to get downstairs; before she used to dart down like a furry streak of lightning.
Your dog no longer runs to the door when the doorbell rings.
Your dog does not roughhouse in the backyard as fervently as he did previously and your cat does not jump on the furniture any more.
Your cat has simply stopped using the scratching post.
Your dog no longer hops in the bed with you at night and lets out a heartbreaking cry when he or she jumps into the car.
Your Daschund cries when it moves, cries when you touch its neck and has trouble holding its feces or urine.

These are just a few examples of subtle changes which may occur. And there are a number of others that only you, as the pet owner, may discern.

Choosing The Perfect Flowers For Summer

Summer flowers and bedding plants are a great way to instantly add color to your lawn. Summer flowers start appearing in garden centers in the early spring, but you should be careful to plant only after the danger of freezing weather has passed. Summer flowers produce the best results when purchased ready to plant rather than trying to grow them yourself from seeds. Selecting the right summer flowers for your area can be quite a task, especially if you are planting your first flower garden. Here are some suggestions as to which flowering plants may be right for your situation:

If your flowerbed is in direct sunlight for the majority of the day, you will want to choose a hardy, heat-resistant plant. Some of the better choices for full sun are marigolds, zinnias, petunias, and zinnia. Be careful to choose a variety of heat-resistant plants, as some of these full-sun varieties are prone to diseases, especially marigolds. You will want several types of flowers in your flowerbed not only for contrast and interest, but in the event that one variety does poorly or becomes diseased, you can simply pull the plants (roots and all) and cultivate your remaining varieties. Keep in mind that if any of your plants are diseased, you should pull them immediately to avoid spreading the disease to your other plants.

For areas that are in partial to full shade, consider impatiens, begonias, and vinca. All of these come in a variety of colors and grow quite well in shady areas. In choosing the colors for your flowering plants, remember that red colors make the plant seem closer and larger, while blue will give the illusion of smallness and distance. Planting a single color of flowers will draw more attention to your flowerbed, but if you want several colors make sure the flowers compliment one another. Purple goes well with pink and white will blend in nicely with any other color. Also, red goes very well with violet as odd as this may seem.

The most important thing you can do to ensure beautiful summer flowers is to prepare your flowerbed appropriately before planting. Till the soil thoroughly and remove any weeds, roots and all. Fertilize your flowerbed before planting and for the first month after planting flowers, water every other day so that the roots of the plants will be properly nourished. Use mulch as a covering in your flowerbed to preserve moisture and do not over-feed your flowers. Use fertilizer exactly as directed on the package and avoid getting the fertilizer directly on the parts of the plant that are above the ground.

Camping on the Beach: Where to Go and How Not to Get Caught

Alas, ye old hippy … endless sand, driftwood shacks and long nights passed in a ganga haze are getting harder and harder to source.

Once the defining notion of a life without strings, setting up camp on a beach is no longer a simple matter… it requires planning and effort, and even then, the man may have arrived first.

Said old hippy will recall the days when Long Beach on Vancouver Island was awash in tie-dye, macrame and a come-what-may vibe. Modern day libertarians are faced with a different tune. Long Beach has long been closed to camping, and those beaches that are still open require a kayak or backpack to get to, and a willingness to play by the rules.

Here’s a quote from the BC Parks Service admonishing those who plunk themselves down without proper regard for authority

… random campers will be asked to move to one of the designated campsites. Camping in areas other than designated campsites is a violation under various Acts, which are rigidly enforced …

Ouch; and they want money to boot. Likewise, in the US the National Park Service makes it clear that, while camping may be still be allowed in some of their parks, its not going to be much fun:

Open fires are prohibited; use a backcountry stove for cooking. Campsites must be north of the primary dune, not in sight of the beach, in a sandy area with no vegetation, and at least one mile inside the wilderness boundary. There are limited dune crossings from the wilderness to the beach. Dogs and other pets are not allowed during plover nesting season: March 1 - Labor Day; at other times they are permitted but must be on a 6′ leash at all times.

So much for bringing the dog. And, lest the old hippy begins to think such restrictions are a North American phenomena, the same officious government meddlers have applied rules and regulations to beaches in Thailand, Costa Rica, Australia, South Africa and just about anywhere else intrepid freedom lovers may choose to gather.

Restrictions, of course, make sense; peripatetic wanderers have colonized the globe to the degree that there is no place truly untouched. The idea that an individual can ‘leave no trace’ has been largely discounted, and even those who make the attempt must still admit, that as their numbers increase, the ideal becomes only that; an ideal and not a practical reality.

No matter what we may wish, or say, or do, our passing leaves an imprint on the environment, and this is particularly true of the pristine environments nature lovers most covet. Every mountaineer knows the disappointment of having attained a summit only to find bootprints left by the previous party. Likewise, every sailor, kayaker and canoer can relate stories of running into long lost classmates 7 days from put-in. Unbelievably, Mount Rainier National Park plays host to more than 2 million visitors a year.

With that in mind, old gray beard shouldn’t be surprised that he’s been caught in the corral. So what’s he to do?

‘Work harder, go further, don’t get caught.’ Such is the advice offered by those who pursue those pristine beaches with a passion.

Isla Espiritu Santo, just off La Paz on the Baja Peninsula proves the point. Designated a global conservation priority by The Nature Conservancy, it has all the qualities a adventure traveler may wish. It, and the surrounding islands are chock-a-block with picturesque beaches, mangrove lagoons, rock formations and sea life. They are also chock-a-block with eco-tour groups, charter boats, and an assortment of independent travelers intent on getting their fix of mother nature.

And therein lies the challenge … while its possible to find a deserted beach one must be prepared to make more effort than the almost anybody else to get there. In the Sea of Cortez, what this means is finding an Island with no water supply, and just that much further off the beaten path, than the organized tours companies are prepared to push their guests.

Likewise, Playa Naranjo in Costa Rica, a beautiful, kilometers-long, pale gray sand beach that is legendary in surfing lore for its steep, powerful tubular waves and for Witches Rock rising like a sentinel out of the water is on the map … it is every bit worth the effort, but be forewarned, others have been there before. Off season may just be the best time to go …

Getting Away With It …
So that said, it’s Thursday afternoon and you’ve got a deep longing to hop in a woody, drive less than two hours, and set up camp in the sand. To get away with it you’re going to need some luck and some planning. Here’s what you do –

- arrive after dark
- go solo or in pairs - small groups attract less attention
- keep a low profile - a low tent behind a dune is much less visible than a 6 person department store special
- no fires - damn!
- no light - have you ever seen tent lit from within?
- no noise - the stereo stays at home
- clean up after yourself - no trash, no trail, no evidence

In short, act like that old hippy should have acted 20 years; respect the beach and respect those that follow.

Ness Notes (Feb 5)

Six of the eight schools still winless in conference play were in action on Saturday but only Dartmouth (Ivy League) was able to win. The Big Green picked up its first conference win by winning at Columbia, 78-68.

Ten Division 1 schools remained unbeaten in conference play entering Saturday’s action and all but George Washington (which plays today) were in action. Of the nine, SIX won and THREE lost.
The winners were Bucknell, Duke, Gonzaga, Memphis, Penn and West Va. The losers were Delaware St, LSU and Northern Arizona.

My free play for Sunday is Seton Hall over Rutgers in college hoops at 12:00 ET. Coming off a 2-1 day in BKB, I’ve now gone 5-2 71.4% since a poor Wednesday. Sunday I’m featuring a lone CBB game, one of my coveted 15* plays. My Super Bowl XL selection carries a 22* rating, the highest star-rating I give. It represents my 22nd year in the business. Be sure to check back at 10:00 ET, as I may be adding a late BKB play.

While three conference unbeatens fell on Saturday, four more struggled to win. No. 2 Duke edged Florida State in OT (97-96) in a game that featured 26 ties and 17 lead changes. No.3 Memphis won its 10th straight game, winning 84-79 at Rice. The 8-11 Owls, gave the Tigers all they could handle. No. 11 West Va struggled early but finally put away Cincinnati, 66-57 and Bucknell trailed by eight at the half, before winning 68-59 at Colgate. The Bison shot 67 percent in the second half plus made 16-of-19 free throws.

Three conference unbeatens lost on Saturday. LSU lost at Alabama 67-62, Delaware St of the MEAC lost to a 7-13 South Carolina St team 63-51 and Northern Arizona of the Big Sky lost 73-61 to a 10-12 Eastern Washington team.

Illinois saw its 33-game home winning streak ended last night, when Ron McBride’s potential game-winning shot at the buzzer was ruled to have been released after the clock had gone to 0:00! Penn State, which had lost 18 straight games to ranked opponents, beat No. 6 Illinois, 66-65, as a 19 1/2-point underdog! Earlier this week, Southern Illinois had its 33-game home winning streak snapped by Creighton.

However, it wasn’t all bad news this week for the ‘33-club’, as last night Gonzaga had little trouble with Santa Clara in Spokane. The Bulldogs led the Broncos by 25 points midway through the second half and tied a school-record by winning its 34th straight home game, 85-71. However, the win wasn’t much consolation for Gonzaga bettors, as the Bulldogs were 18-point favorites.

There are 11 games scheduled in college hoops on Super Bowl Sunday. CBS televises No. 19 Oklahoma at Kansas. Oklahoma has won five straight but has lost its last seven games in Lawrence. The Jayhawks are a young team but they seem to be getting it together, having won four straight and 11 of their last 13. Kansas is favored by six points with a total of 135. Although not televised nationally, four other top-25 teams are in action on Sunday.

No. 9 Pittsburgh is at No. 17 Georgetown at 12:00 ET, No. 10 George Washington hosts Richmond also at 12:00 ET and No. 18 North Carolina St hosts Maryland at 2:00 ET. Georgetown (on a five-game winning streak) is favored by 3 1/2-points with a total of 128. Pitt, which won its first 15 games this year, is 2-2 over its last four, including an 80-76 loss at No. 1 U Conn last Monday. While the Hoyas are favored, they have lost five straight to the Panthers.

No. 10 George Washington puts its perfect 7-0 Atlantic-10 mark on the line today, as well as its first top-10 ranking in a half-century (was ranked No. 7 back in 1956!), when the Colonials host an 11-9 Richmond team. GW is favored by 16 points with a total of 127.

No. 18 North Carolina St, 13-1 at home, will host Maryland, a team that lost its leading scorer (Chris McCray) to academic suspension three games ago. The Terps have lost two straight, as Maryland head coach Gary Williams remains tied at 348 career wins at his alma mater, with former Maryland coach Lefty Driesell. The Wolfpack are favored by seven points with a total of 152.

Vince Carter recorded his second career triple-double on Saturday (28-13-10), as the Nets won their 10th consecutive home game, beating the Heat 105-92. The Pistons hardly looked like the league’s best team last night at Indiana, as the Pacers beat them 93-85.

Meanwhile, the Dallas Mavericks won their 11th straight game 110-91 over the Sonics, matching the NBA’s longest winning streak this season. The Mavs, not known as a defensive team, have held all 11 opponents to under 100 points during the streak, a franchise record.

Super Bowl Sunday features a light 3-game schedule in the NBA. ABC has Houston at the New York Knicks at 12:05 ET. The Rockets have both Ming and McGrady back (11-6 with both in the lineup this year) but the Knicks are expected to be without Marbury. Jalen Rose makes his Knick debut but there is no early line on the game.

The Kings get a quick rematch with the Jazz today, after Sacramento lost 89-79 Friday night in Utah. The amazing stat from that game was, Sacramento’s 0-for-20 in FG attempts in the 4th quarter! Utah outscored Sacramento 34-12 in the quarter. Today’s game, a 12:30 ET start, has no early line as the ever-lovable Ron Artest is questionable with a hip injury.

Super Bowl XL is set to kickoff at 6:30 ET. The Steelers are favored by four points with the total hovering around 47. Good luck on the game. That is, if you have my side!

Past Life Regression & Past Life Healing

The process known as Past Life Regression takes someone (the subject) into hypnosis and then the subject is encouraged through various appropriate suggestions to bring to mind a life and that life’s particular experiences.

As the person undergoing the process is describing a life which more often than not is from the past, it is called a past life. The word regression refers to the experience of going back (regressing) into the past.

Whether or not the past life or lives being described by the person has actually occurred isn’t necessarily relevant to the experience or even the usefulness of the process. There are two distinct applications for Past Life Regression.

Firstly, Past Life Regression can be used for recreational purposes only. This is when a person is interested in discovering what past lives they might describe whilst in hypnosis. The other use of Past Life Regression, most often referred to as Past Life Healing, is when it is used for therapeutic reasons. For example, when a person has an issue and which no other forms of help has been able to resolve, a past life regression may just lead to the resolution of that issue.

One of the more well known past life regression examples when therapeutic benefit was gained was the example of a woman who had a fear of water. No other method of help has been able to resolve the phobia. During a past life regression she described being pushed into a canal by men and drowning in that past life. With the help of the therapist, this information was used to help the woman who then lost her phobia of water.

To summarise, Past Life Regression can be used for reasons of interest only or can form part of a professionally conducted therapy session. With both types of use the subject can gain useful insights into current behaviour and change unwanted behaviours.
